Charley,

 

Met with Chris at showroom - here's some information learned:

 

1.	Track lights - the broker was there too and he said the track lights
belong to the current tenant and he may be taking them with him(but was not
sure) - he is currently out of the country so he can not be reached. Chris
said if he doesn't take them - they can easily be raised by using shorter
extension rods. He said we can easily raise 6 - 10 inches maybe more - but
then we begin to get close to sprinkler heads.
2.	Dome lights - if need be these could also be raised (I don't think
there is a need). These lights have a metal cover over them and really
diffuse the light - they actually light up the ceiling and that doesn't do
much for helping to light the product - his recommendation if we wanted to
increase the light in the showroom would be to replace these - it is not
necessary - but would increase light substantially
3.	The wall that forms the doorway to back room - you mentioned
possibly removing this - it is not load bearing and can be easily done if we
want remove all or either side.
4.	We located 4 separate quad plugs in the main room (two on each side
wall and three quads in the back room). He said if we wanted to have a
refrigerated or coffee maker - we might need a dedicated power source and
we'd have to check to see where power was pulled from for these quads (we
don't have that in Highpoint or Vegas - so not sure if that is really needed
- just my opinion)
5.	We did identify that the wood floors seemed to be raised from the
original substrate by about 3 - 4 inches - the only relevance for this is
that we may not be able to drill in to bolt a rack to the floor - but we can
easily use free standing racks - so not an issue.
6.	He suggested and then the broker also agreed - that because there is
really only minor electrical or construction needs that we use the in house
people the landlord has - both said it would be cheaper. The broker also
said that for the minor construction/demolition - we would probably not need
any permits.he thinks - Chris said that was probably correct.
7.	Though I explained general concepts to Chris - he said he'd be glad
to help us put things on paper and suggest use for space once we had a solid
grasp of exactly what we wanted to do.

 

You mentioned putting a 25 or 30 arm rack against the back wall in the back
room and removing the doorway wall - we can not fit a 30 arm, but we can fit
a 25 arm - in fact we could use one of the sections from the freestanding
"foot" rack we had in NY. 

 

I also have an idea of how we can fit another 4x6 60 arm rack along one of
the walls that would still leave us with 13 feet of wall space at the front
on that same wall so it is not crowded - giving us plenty of wall space that
we need and giving us extra options for hanging rugs. By doing this we could
also leave up one side of the current back door way wall because the rack
would butt against it perfectly. 

 

I can try and draw what I'm talking about and email it next week.
