Sorry, on jet lag, lease should end 12/31/23 for 5 years, but the guys would
like to know if you think we can make it only a 3 year lease in case
business  gets better and we want a bigger space.

Let me know what you can do.

Would like a lease that end 12/31/24.

I believe Stephen was quoted $30 ft2.  Just from my point of view Liora has
a basement space in the D&D building which is $40 ft2 and I really think the
loss factor for that space is less than 20%.

Doesn't really matter how they figure it but I would like it to be closer to
$20,000 per year than $25,000, which would make it $25 with their loss
factor.

Any help is appreciated.

Charley-

I went through most of the temporary sites to find a pop up for the market
next month.  Most of the spaces had some serious issues but some were ok,
but I couldn't find one that fit for us.  In the search I came across a
potential space in 267 Fifth Ave that was supposed to be available for the
market but won't be, but it might be interesting as a permanent space.  I
was going back and forth with the landlord's broker to get the dimensions
and Dean went to see the space as well.  

The building is 267 Fifth Ave, and the space was just noted as the 'sub
basement.'  Quoted SF is 836 sf, Dean measured it at 562 sf.
