Expert Vacation Rental Tips: How One Owner Made $64,241 in a Year

When you're buying a vacation home that you plan to rent out when you're no=
t using it, it might seem logical to buy in a tourist hotspot. The kind of =
place that attracts millions of tourists every year, that's well-known and =
established as a destination. A vacation home in a place like this will be =
easy to rent and command premium rental rates, right?

Well...not necessarily. Your occupancy rate and how much you charge depends=
 on a number of factors. One of those is competition. In an emerging locale=
 with rising tourist numbers and little competition, you can do very well i=
ndeed.

In fact, I know of one owner who made $64,241 in one year in rental income =

In an established tourist destination, there are usually plenty of vacation=
 rentals. They're all competing for renters. When there's a lot of competit=
ion, you need to make your home stand out. It has to look great...in the fl=
esh and in any photos you post on rental sites. Studying other vacation ren=
tals will let you see what they offer. If they've got additional amenities =
or little freebies to entice guests, and it's working, copy them. It will b=
ump up your occupancy rate, too.

In established destinations, there's usually a good choice of hotels. They'=
re also your competition. You should pay attention to what they offer.

You'll have to match your competitors' rental rates. If there's a glut of v=
acation rentals in the market...or a slew of hotels driving prices down...y=
ou may have to charge lower rates than you'd like to stay competitive.

Even if there aren't any big hotels now, look to future supply. Perhaps the=
re are only expensive hotels in the area today, but mid-range brands have p=
lans to set up shop. Consider how their lower rates might impact your profi=
ts from your vacation home.

Of course, if you get in to an emerging destination before all of this comp=
etition has time to set up against you, then things can be a lot simpler.

There's an emerging destination in Costa Rica that you likely haven't heard=
 of: The Southern Zone. It's not a mainstream tourist getaway. You won't fi=
nd spring break crowds on its beaches...fast-food joints in every corner...=
or big-box stores.

The landscapes are incredible. Sharp, forest-covered mountain peaks drop do=
wn to an unspoiled Pacific coastline where sandy beaches run for miles. Mor=
e than half the land there lies inside national parks and reserves.

You'll see giant whales in the warm waters offshore...electric-blue butterf=
lies as big as your hand...and sloths and monkeys are a daily sight.



Whales enjoy the warm waters of Costa Rica's Pacific coast as much as human=
s do.

It's a boutique destination, and should stay that way, thanks to strict zon=
ing and planning laws. Everything's on a small scale. The stores and restau=
rants are often family run. The biggest hotel in the area has 30 rooms.

There are expats living in the Southern Zone. Hundreds have built custom ho=
mes. But most keep them private for their own use. Only a fraction rent the=
m out.

So, there's little competition. And tourist numbers are rising. That's how =
one owner made $64,241 from his three-bedroom home in this location last ye=
ar, in rental income. In fact, he's raising his rental rates this year, fro=
m $1,995 a week to $2,275 a week.

Overheads for owners like this one are low. His home is in a best-in-class =
community...but monthly fees there are $30 to $50. Property taxes are low, =
too; a home valued at $200,000 would pay only $500 a year.

place that attracts millions of tourists every year, that's well-known and =
established as a destination. A vacation home in a place like this will be =
easy to rent and command premium rental rates, right?</p>

Well...not necessarily. Your occupancy rate and how much you charge depends=
 on a number of factors. One of those is competition. In an emerging locale=
 with rising tourist numbers and little competition, you can do very well i=
ndeed. </p>

In an established tourist destination, there are usually plenty of vacation=
 rentals. They're all competing for renters. When there's a lot of competit=
ion, you need to make your home stand out. It has to look great...in the fl=
esh and in any photos you post on rental sites. Studying other vacation ren=
tals will let you see what they offer. If they've got additional amenities =
or little freebies to entice guests, and it's working, copy them. It will b=
ump up your occupancy rate, too.</p>

In established destinations, there's usually a good choice of hotels. They'=

Even if there aren't any big hotels now, look to future supply. Perhaps the=
re are only expensive hotels in the area today, but mid-range brands have p=
lans to set up shop. Consider how their lower rates might impact your profi=
ts from your vacation home.

Of course, if you get in to an emerging destination before all of this comp=
etition has time to set up against you, then things can be a lot simpler.</=

There's an emerging destination in Costa Rica that you likely haven't heard=
 of: The Southern Zone. It's not a mainstream tourist getaway. You won't fi=
nd spring break crowds on its beaches...fast-food joints in every corner...=
or big-box stores.

The landscapes are incredible. Sharp, forest-covered mountain peaks drop do=
wn to an unspoiled Pacific coastline where sandy beaches run for miles. Mor=
e than half the land there lies inside national parks and reserves. </p>

	 You'll see giant whales in the warm waters offshore...electric-blue butte=
rflies as big as your hand...and sloths and monkeys are a daily sight.</p>	=

ing and planning laws. Everything's on a small scale. The stores and restau=
rants are often family run. The biggest hotel in the area has 30 rooms.</p>

There are expats living in the Southern Zone. Hundreds have built custom ho=
mes. But most keep them private for their own use. Only a fraction rent the=
m out.

So, there's little competition. And tourist numbers are rising. That's how =
one owner made $64,241 from his three-bedroom home in this location last ye=
ar, in rental income. In fact, he's raising his rental rates this year, fro=
m $1,995 a week to $2,275 a week.

Overheads for owners like this one are low. His home is in a best-in-class =
community...but monthly fees there are $30 to $50. Property taxes are low, =
